Rep. Kim Doo-gwan, “four out of ten small houses are owned by a housing rental business.”

Shortage of small houses and rising prices have boosted the overall apartment price.

-There were more housing rental business owners than small houses supplied!

Four out of ten houses with a supply area of 40m2 (12.1 pyeong) or less (hereinafter referred to as small houses) were owned by the housing rental business.

As a result of analyzing the data submitted by the Ministry of Land, Infrastructure and Transport and the National Tax Service by Rep. Kim Doo-gwan (Yangsan-eul, Gyeongnam), a member of the National Assembly Planning and Finance Committee, the number of small houses in Korea was 2.36 million, of which more than 880,000 were owned by housing rental companies. 880,000 units account for 37.3% of 2.36 million units.

The increase in the percentage of housing rental companies owned was not due to the lack of small housing supply. Small-sized homes nearly doubled from 1.27 million to 2.36 million from 2010 to 2019. During the same period, the amount of water supplied to the metropolitan area continued to increase, reaching 50% of the total lakes. In particular, the proportion of supply to Seoul increased from 23.01% to 24.45%, with a greater proportion of supply to Seoul than the national average.

The supply of small-sized homes continued to increase, but the number of homes purchased by housing rental companies was even higher. The number of small houses increased by 67,000 units from 2293,000 units in 2018 to 2.36 million units in 2019. During the same period, private rental houses increased by about 89,000 units, 22,000 units higher than the amount supplied. Housing rental companies purchased more houses than housing supplies. It was also revealed that the number of small houses owned by housing rental companies increased from 791,282 in 2018 to 88,34 in 2019, and increased to 96,997 by June last year, increasing year by year.

Meanwhile, as the proportion of housing rental companies owning small houses increased, the price of apartments of the same area surged. The 32m2 apartment in the airport building was sold for 200 million won in November 2020, but is currently priced at 380 million won. The 36m2 apartment in Bukgajwa-dong was sold for 280 million won in 2019, but now it is trading at 370 million won. However, due to the ownership of the housing rental business, the sale of small-sized houses is also in short supply.

In response, Rep. Kim Doo-gwan said, “In a situation where the prices of small houses that are owned by a housing rental business owner of four out of ten are soaring and are not available in the market, end users are forced to search for more than small houses, which is an important cause of the rise in apartment prices. One of them” was diagnosed and said, “As long as various tax benefits are maintained for the housing rental business operator, such as the exclusion of the summation of tax on rental housing, it is impossible to prevent the housing rental business’ small housing “shyness” and the increase in apartment prices.” Affirmed.

Rep. Kim said, "Before discussing easing the taxation, stabilization of house prices is a priority, and the first task is to modify the benefits of housing rental companies." hpf21@naver.com
